Selling co-owned property requires all owners' consent (Art. 251). Solutions: file partition action at district court seeking auction sale (Art. 258(2)(ii)); sell your share alone (no consent needed but significant discount); or negotiate buyout. The 2023 amendment allows acquisition of absent co-owner's shares (Art. 262-2). Property tax is each owner's responsibility by share (Local Tax Act Art. 343).
